A Message From The President

Time flies, especially when you are having fun, which is the case for us here at NuView. As some of you may or may not know, August 1st marks ten years of self-direction for us and our earliest clients. God continues to bless our company and our staff, and we are extremely thankful for your support and trust.


We would love to share our excitement and milestone with you, so we have planned several unique events on Thursday and Friday, October 3 and 4, here in Central Florida.

All of the events take place at the very sleek and beautiful Lake Mary Marriott. Refreshments and networking will be provided Thursday evening, followed by a special client dinner with entertainment led by Beatles cover-band the Threetles, all of which is complementary for our clients.


On Friday, we follow with an all-day workshop series called Planning for Prosperity, which will feature a lineup of spectacular speakers that will motivate, educate and challenge all of us. Headlined by Leonard Rosen, past anchor for Financial News Network and an expert on asset-backed lending, these sessions will cover private placements, tax lien investing, structuring deals, landlord and management, rehabbing and more.

 

This event was designed to address the ten years of client questions on how to do deals inside an IRA. We have never put together a grander affair in our history, and we truly want you to be part of it. If you are from outside Central Florida, please come in for the weekend as we have an incredible low rate negotiated at the Marriott, and the weather is supposed to be perfect.

Tom Stanley Tells All

After completing hundreds of flips throughout his nearly 30 years of real estate experience, Tom Stanley has shifted his primary focus to investing in commercial/residential real estate and teaching others to do the same. Through his ongoing program Education to Equity, or E2E, Tom has been able to keep his passion for education alive and well. Here are a couple of Tom’s helpful suggestions for investors of any level:

 

Be open to mentorship. Tom’s mentors were his dad and grandfather. Find people you respect that have documented success, then just listen and learn from them.


Be fearless. Tom walked into a bank while in high school and asked for the president in order to discuss a loan. The vice president of the bank stepped in, and after hearing Tom’s proposal gave him his first business loan.


Think BIG. This remains one of Tom’s favorite tips. Tom advanced from flipping single-family homes to mid-sized apartment complexes as a way to build true passive income – where your money works for you!


Never give up. When the investor for Tom’s current project backed out, he reassessed the situation and was able to find a different source for funding.


Avoid trends. Yes, it’s a good time for real estate investors right now, but the economic climate will change. Always watch the market carefully for signs of change and move on to the next strategy when necessary.

Rebounding Real Estate and IRAs

Imagine taking advantage of the continual rebounds the U.S. real estate market is experiencing, all from the comfort of your retirement account.


“We have a continued, gradual recovery,” said Brian Jones, a senior U.S. economist for New York’s Societe Generale in a recent Bloomberg story. The article went on to detail specific data on property values, but stated home prices overall rose by the most in seven years as the recovery in residential real estate continues to gain momentum.


Shortly after that news, Yahoo! Homes quoted a RealtyTrac report that listed the top 25 U.S. markets for flipping homes — including some that offer more than 50% gross returns. Luckily for our local Floridians, Orlando and its neighbor Tampa made it to the top of the heap...Read more

 

Success Story Spotlight

This month's spotlight shines on one of Central Florida's most trusted real estate experts, Fern C. Burr. Fern obtained her bachelor’s degree in mass communications from the University of South Florida in 1980, and quickly turned her attention to real estate. Her wide range of experience comes from her nearly 30 years as a real estate broker and as a mortgage broker, which she has done since 1990. She also takes a great interest in philanthropic ventures, whether they are related to real estate or religious-based. Here we ask her to share some of her investment successes.

 
NV: How did you learn about self-directed IRAs? What made you want to self-direct?

FCB: My husband is a CPA and became aware of them that way. Since we were already real estate investors, we became interested right away. Not only were we going to give our clients another option to use to invest, but ourselves as well.

 
NV: What is your preferred investment, and how many deals have you done in regards to it?

FCB: We do a lot of lending, but we do a lot more real estate. We are currently invested in a major rehab with several partners and their IRAs. We have been investing for nearly 10 years. You could say we do about 3-5 major investments a year.


NV: What is your favorite aspect of self-directing your retirement account?
FCB: My favorite thing is that I can do real estate not only outside of the IRA but also inside. The ability to defer income taxes is a plus, and everybody likes deferring income taxes.


NV: If you could invest in anything without restrictions, what would you invest in?
FCB: An apartment in New York City! No particular view as long as it’s not higher than the third floor, and if it’s higher than that, there better be an elevator and convenience to the subway.


NV: Do you have any tips for fellow self-directors?

FCB: One of the guidelines that I have developed is that if it is a longer term home/rental property, I do it outside the IRA because of the tax benefits. Anything I planned on selling in 12-24 months I would do inside the IRA so I can grow the IRA and postpone tax on the gains until I pulled it out.


NV: What is your investment philosophy?

FCB: I thought of several, but the easiest one is to “Buy low, sell high.” Another one: “I like the worst house, but in the best neighborhood.” I also use professionals like general contractors on large-scale jobs. If it’s a small cosmetic thing, I can sub it out. I think that people should use professionals, and I mean that in all aspects, whether its CPAs, real estate specialists, or using a broker like me if you don’t like lending your money yourself. I tell people don't be greedy - it's better to earn some money then no money at all.
